When should you consider a level two survey?

Choose a level 2 (homebuyer)  survey if your home was built after 1919 (now referred to as a heritage home) using standard construction techniques, and built using older more traditional .cavity, modern timber frame (post-1970 construction methods).

The RICS Level 2 Survey, recognised as the Homebuyers Survey, provides a general health check on a property.

Below are the key features of a Level 2 survey.

Scope of Inspection:

The Level 2 survey is designed for clients (buyers, vendors, and owners) seeking a professional and objective report on the condition of the main elements of a property. It does not contain detailed advice on repairs.

This intermediate level of service includes a more extensive visual inspection of the building, its services, and grounds. It suits a broader range of conventionally built properties.

Homebuyer reports for the well maintained home.

A selection of homes we have surveyed providing a level two home survey.

Modern Bunglaow

Alterations, rotten windows asbestos and flat roofs.

This bungalow requires upgrading of the heating, insulation and ventilation.

Electrics next to the mains incoming water and moss on the roofs

Late 60s Semi detached

A converted garage, old electrics lots of cracking due to thermal differences and windows that have seized and misted over.

A few thousand pounds through negation means the purchaser isn’t out of pocket with our survey.

Modern semi 1990s

First impressions look good but with boarding to the loft invalidating the warranty, earth wiring is held together by lugs. The first-time buyers will get no mast surprises.

Home heating in a model

Everything we do centres on providing services of the highest level of quality. We won’t stop until you’re 100% satisfied – that’s a guarantee.

Detached 10 years old

Poor finishing by the developer meant tiles had lifted on the roof, the extract wasn’t efficient enough, mould was present and once again the loft had been boarded possibly invalidating the warranty.

1990 Detached extended

Heat loss through the conservatory, a lack of roof insulation and no insulation in the walls.

A new conservatory-insulated roof with more insulation, adding more floor space to the property.
